tax creditThis is a huge step for the buyers in Florida and the USA. You can now use your 8,000 tax credit and turn it in to cash at closing. This was just announced on May 13th. Call your mortgage broker today.

Shaun Donovan, secretary of the U.S. Department of Housing and Urban Development, said that the
Federal Housing Administration is going to permit its lenders to allow homeowners to use the $8,000 tax credit as a downpayment.

The Downpayment isue is not finalized in Florida, make sure you call your mortgage broker first. You can still use the money toward closing costs.

Donovan’s remarks came in an address to several thousand Realtors® gathered this morning at The Real Estate Summit: Advancing the U.S. Economy, a special daylong session at the Realtors® Midyear Legislative Meetings & Trade Expo here.

Secretary Donovan said that important changes, which the National Association of Realtors®has been calling for, will help consumers purchase a home. “We all want to enable FHA consumers to access the home buyer tax credit funds when they close on their home loans so that the cash can be used as a downpayment,” Donovan said. According to Donovan, the FHA’s approved lenders will be permitted to “monetize” the tax credit through short-term bridge loans. This will allow eligible home buyers to access the funds immediately at the closing table.

Donovan said the Obama administration plans to further stabilize the housing market. “I do think we have some early signs hat the market overall is stabilizing,” said Donovan. “Since January we’ve seen both home sales moving up and down around a relatively stable number and we are seeing the first signs that the rapid decline in home prices is starting to abate.”

I wanted to re visit this post on how I can help you stop a foreclosure in Orlando. The first step is to, STOP doing nothing. This problem will not go away. The bank will foreclose on your home. The question is when, this is not a good feeling, to have this hanging over your head.

OK, this is where I come in. I will negotiate with the banks free of charge to you. The bank pays me to help you. All of your fees including your closing costs are bank paid. I have received approval letters from the bank for the majority of my clients.

Remember when you hire a Realtor, make sure they have short sale experience. This is not the time to use your cousin or the friend of your moms. Negotiating with the bank is a skill. I have this experience. I have bank approval letters, and they are recent. Ask first, if your cousin or moms friend have these.

I also have all the required forms we need to start this short sale with the lender. Hardship letter, financial statement, Authorization letter-these are a few of what we need to get the lender on our side. If you have a valid hardship. Just an update on the activity for the Central Florida area market. Last month I received two bank approvals for short sales. One in Winter garden and one in Kissimmee. By the end of this week I will have another approval in Windermere.


The lenders are working with us to sell the homes as short sales. The biggest challange is still Countrywide/BOA. They are so swamped with files the process is taking longer. However I have a supervisor I am working with that has been assigned to one of my Orlando condo files and I will have a value answer tomorrow.


This is a step in the right direction.
